A Note From
Moshe Lefkowitz
Founder & CEO Energy Plus NY
Building regulations are evolving, and the most successful properties are no longer waiting for deadlines. They’re preparing early.
Compliance projects can do more than prevent fines. The right upgrades can improve comfort, reduce operating costs, unlock incentives, and prepare buildings for future requirements.
At Energy Plus, we help owners navigate the entire process—from Local Laws and benchmarking to energy upgrades, electrification, incentives, and EV infrastructure.
This issue highlights new services, practical building improvements, available programs, and technologies designed to give owners greater visibility and control.

Preparation creates options. The best time to start is before a requirement becomes an emergency.

Summer Is Steam Season
The Best Time to Fix Winter Problems Is Before Winter Arrives
Every heating season brings familiar challenges: uneven apartment temperatures, tenant complaints, excess fuel consumption, and aging steam equipment.
The problem is that by the time these issues become visible, the heating season is already underway.
Summer provides a valuable opportunity to evaluate system performance and complete improvements while boilers are offline and scheduling is more flexible.
Common Upgrades

|
Plan ahead: Save money. Improve comfort. Be ready for winter. |
|
These measures can improve resident comfort, reduce energy waste, and help buildings operate more efficiently.
| |
Many projects may qualify for utility incentives that help offset implementation costs. |
|
|
|
Energy Plus Tip: Address steam system issues during the summer, when equipment is offline and improvements can be completed with less disruption. |

Don’t Let a $10,000 Fine Become Your Reminder
Local Law 152 requires periodic gas piping inspections for many New York City buildings. Waiting until the deadline can create scheduling problems, compliance risks, and penalties of up to $10,000 per building.
| |
Energy Plus manages the process from inspection through filing. |

| What We Handle |
| | Requirement and deadline review |
| | Inspection coordination |
| | Filing and compliance support |
| | Guidance on identified conditions |
| | Clear next steps through completion |

The Cost of Waiting Adds Up Quickly
Buildings over six stories must complete periodic façade inspections under the Façade Inspection Safety Program, commonly known as Local Law 11.
The requirement may be straightforward, but inspections, repairs, contractors, filings, sidewalk sheds, and tenant concerns can quickly turn it into a major project.
Early planning helps owners identify conditions, budget for repairs, and avoid costly last-minute action.
|
| Why It Matters |
| | Protect public safety |
| | Avoid escalating penalties |
| | Catch problems before repairs become more expensive |
| | Reduce disruption to tenants and operations |

Managing Buildings in New York City Shouldn’t Be This Hard
A Perspective from
Matthew Polaniecki
Chief Operating & Technology Officer
|
Most building management problems aren’t caused by a lack of information. They’re caused by a lack of visibility.
Critical data is often scattered across spreadsheets, utility portals, compliance reports, emails, and disconnected systems. As regulations grow, that complexity only increases.
That’s why we built VUE: to give building owners a clearer view of their portfolios, upcoming requirements, and the issues that need attention.
Technology should simplify complexity, not add to it.

National Grid Insulation Incentives
Improve Comfort. Reduce Energy Waste.
Insulation can stabilize indoor temperatures, reduce heating demand, and improve resident comfort. Qualifying properties may also receive National Grid incentives to offset project costs.

EPLUG at the Brooklyn Energy Summit & Expo
This month, Eplug joined industry leaders, policymakers, and property stakeholders at the Brooklyn Chamber Energy Summit & Expo to discuss building compliance, electrification, incentives, and the future of New York City infrastructure.
|
One of the biggest takeaways from the Summit was the industry’s shared focus on collaboration,” said Michael Elhav, Head of EV at ePlug. “Utilities, government agencies, developers, and private stakeholders all play a role in expanding charging infrastructure. The more aligned those groups become, the faster we can bring practical charging solutions to the communities that need them.
Michael Eliav
Head of EV @ Eplug
|
At ePlug, we believe successful EV deployment requires more than charging equipment—it requires alignment between the public and private sectors to turn policy, incentives, and infrastructure investments into real-world projects. As we continue expanding charging access across Brooklyn and beyond, collaboration remains a critical part of bringing new infrastructure to market.
| |
The event reinforced a clear industry priority: building owners need practical solutions that reduce costs, improve efficiency, and prepare properties for future requirements. |
